DELPHI小区物业管理系统（sql数据库）

  系统应该实现的功能 

（1）信息管理作为功能的第一部分。包括使用单位的信息、住户的信息及员工的基本情况登记、注册。

（2）通过调研，对商户签订的合同的相关信息要设置功能模块。这一部分应包括商户的意见表及合同签订的各种模板。

（3）各种费用的收费管理作为一功能模块。该模块用来登记注册水、电、房租的使用情况，包括水费、电费的单价，使用量，交费时间等。

（4）费用统计的功能单独提炼在查询统计模块，根据水、电及房租的使用情况，经统计后直接出报表。

（5）最后设置管理者的权限。

 本系统最终要实现的主要功能是: 据小区物业的状况随时进行物业汇总，对物业管理过程中的空间管理、客户管理、收费管理、数据录入、处理、管理、查询、分析及统计；对商业用户的相关信息、房租、水费、电费等各项费用的使用和管理,其在数据库技术的支持下，建构一个信息管理系统，最终系统产生报表。

摘要

随着我国经济发展和城市开发，住宅小区越来越成为居住的主流，小区物业管理是针对当代社会这一物业需要应运而生的。

本系统在Windows XP操作平台上，采用Delphi开发工具进行应用程序设计，具有友好的人机界面、操作简单，并且实现了对物业管理中的住户管理、员工登记、合同签订、租户管理、合同签订以及各家住户日常的水电抄表等物业管理工作的汇总，各种费用信息的提取、显示、导入Excel等功能。物业信息管理系统的开发工作主要包括前端应用程序的开发和后台数据库的建立及维护两个方面。前者要求应用程序功能完备，易于使用；后者则要求建立起数据一致性高、完整性强、安全性好的数据库。

ABSTRACT

Along with our country economy development and the city development,the residential district more and more becomes the housing themainstream, the plot estate management is aims at the contemporarysociety this market requirement to arise at the historic moment.

This system operates in the platform in Windows XP, uses the Delphidevelopment kit to carry on the application programming, has thefriendly man-machine contact surface, the operation is simple, andrealized has managed, the staff registration, the contract to in theestate management inhabitant signs, the renter manages, the contractsigns as well as various inhabitant''s daily water and electricitycopies estate management work and so on the table compiling, each kindof expense information Excel function and so on withdrew, thedemonstration, inducts. The property information management system development work mainly andmaintains two aspects including the front end application proceduredevelopment and the backstage database establishment. Former requestapplication procedure function complete, is easy to use; Latterrequests to establish the data uniformity high, the integrity isstrong, the secure good database.
