摘要：需求拉动和国家政策配合才是促进上海房地产业自1998年开始飞速发展的根本原因，正是这两个因素直接促使上海房地产市场发展日趋成熟，逐步呈现以市场机制为主导，以有效的需求为依托，健康向上的繁荣局面。也就是说，无论世博会是否在上海举办，都不会改变上海房地产业的上涨趋势，世博会对上海房地产业的影响更多地体现在其推波助澜的效果上。最为直观的影响就是，世博会的举办涉及场馆用地拆迁、中心城区土地资源进一步减少等问题，直接拉动了上海房地产市场的需求量，而需求是市场进一步成长的源泉，需求量的增长直接促进了房地产市场的发展。因此，世博会是通过刺激市场需求量来对上海房地产市场产生影响的。

ABSTRACT ：There are two essential reasons for the high-speed development since 1998 of Shanghai realties market, the increasing requirement and the auspice of the government. It is because of the two factors that Shanghai realties market become more and more mature. The two factors make Shanghai realties market have to accommodate the rules of market, requirement, and the realties markert present prosperous complexion gradually. It is said that the rising tide of Shanghai realites market would not be change, whether 2010 expo will be held in Shanghai. 2010 expo is not the essential reason, and it is just one promoting agent only. The direct influence of 2010 expo is the increasing requirement of Shang realites market, which cause by the tract ocuupied for 2010 expo. The occupancy makes a lot of people lost their realties, and it produces large requirement of housing, beside that, the ocuupancy also cuases scarcity of cantonal tract. All of these are source of the market requirement which promotes the development of Shanghai realties market. Therefore, 2010 expo affects Shanghai realties market through the way of catalyzing the requirement of market.

一、绪论
自1851年在英国伦敦举办第一届真正意义上的世博会以来，世博会已经走过了150多年的历史。世博会对人类文明的进步与社会发展做出了巨大的贡献。世博会对一个地区乃至一个国家经济的推动作用是有目共睹的。
近年来，上海房地产市场发展日趋成熟，逐步呈现出以市场机制为主导，以有效需求为依托，健康向上的繁荣局面。申博成功更是给上海房地产业带来了巨大的机遇和挑战，世博会的举办及其涉及的整个房地产市场供求、土地成本和场馆用地拆迁等问题都会对上海商品房价格起影响作用。
本文就世博会对上海房地产业的影响进行具体研究，详细阐述申博成功给上海房地产业带来的各种促进作用和不良效应。
