摘要:需求拉动和国家政策配合才是促进上海房地产业自1998年开始飞速发展的根本原因,正是这两个因素直接促使上海房地产市场发展日趋成熟,逐步呈现以市场机制为主导,以有效的需求为依托,健康向上的繁荣局面。也就是说,无论世博会是否在上海举办,都不会改变上海房地产业的上涨趋势,世博会对上海房地产业的影响更多地体现在其推波助澜的效果上。最为直观的影响就是,世博会的举办涉及场馆用地拆迁、中心城区土地资源进一步减少等问题,直接拉动了上海房地产市场的需求量,而需求是市场进一步成长的源泉,需求量的增长直接促进了房地产市场的发展。因此,世博会是通过刺激市场需求量来对上海房地产市场产生影响的。

ABSTRACT :There are two essential reasons for the high-speed development since 1998 of Shanghai realties market, the increasing requirement and the auspice of the government. It is because of the two factors that Shanghai realties market become more and more mature. The two factors make Shanghai realties market have to accommodate the rules of market, requirement, and the realties markert present prosperous complexion gradually. It is said that the rising tide of Shanghai realites market would not be change, whether 2010 expo will be held in Shanghai. 2010 expo is not the essential reason, and it is just one promoting agent only. The direct influence of 2010 expo is the increasing requirement of Shang realites market, which cause by the tract ocuupied for 2010 expo. The occupancy makes a lot of people lost their realties, and it produces large requirement of housing, beside that, the ocuupancy also cuases scarcity of cantonal tract. All of these are source of the market requirement which promotes the development of Shanghai realties market. Therefore, 2010 expo affects Shanghai realties market through the way of catalyzing the requirement of market.
